Olawale Adeyemi Consulting is an independent firm of Estate Surveyors and Valuers operating in Nigeria; duly recognised and registered by the Estate Surveyors and Valuers Registration Board of Nigeria (ESVARBON) to offer professional real estate consultancy services within Nigeria.
Established in 2021 with the Mission “to provide professional, unbiased”, comprehensive and reliable property advisory and valuation services, utilising the latest industry trends, technology and ethical practices to deliver tailormade solutions that help our client’s make informed decisions that grow their wealth.
Our practice areas are: Valuation of land and Buildings, intellectual property and Plant and Machinery all over the 36 states and FCT of Nigeria, Corporate Real estate agency and Investment Advisory, Property Management, Project Management and its team consists of highly knowledgeable and experienced professionals, ably supported by a team of dedicated consultants and administrative staffs to ensure that the needs of the clients are met and surpassed at all times.
The firm has been privileged to advise various corporate, institutional and net worth individual clients on different aspects of property sales/purchase, management and asset valuation for various purposes and its business and practice is carried out in alignment with the Nigerian Institution of Estate Surveyors and Valuers (NIESV) and International Valuation Standards Committee (IVSC) practice guidelines and other Standards and Code of Conducts relating to the Estate Surveying and Valuation Profession Internationally.

VALUATION OF ASSETS FOR ALL PURPOSES
We undertake Valuation of all manner of assets for individuals, corporate, Institutional and Governmental clients, be they Land and Buildings, Plant and Machinery, Furniture, Fixture, Fittings & Equipment and Intellectual property for all purposes including: mortgage, insurance, compensation, sale, purchase, financial reporting etc. Our reports are detailed, easy to comprehend and provide our clients with information about the value of their assets, as well as factors that underpin the values. They are prepared in accordance with the Nigerian Valuation Standards (2019), “the Green Book” issued by the Estate Surveyors and Valuers Registration Board of Nigeria, which incorporates the International Valuation Standards (IVS) 2017 and the RICS Appraisal and Valuation Manual. We have a team of well experienced and act as Independents Valuers and totally avoid conflict of interest in the provision of our services.

TECHNICAL DUE DILIGENCE (BUYS SIDE / SELL SIDE)
We competently advise our clients on what to buy, when to buy and where to buy properties, in order to reap quality returns on their investment. We undertake risk and cash flow analysis using relevant data and undertake title searches to ensure seamless transfer from vendor to buyer and Landlord to Tenant. Both will get maximum value from the transaction.
EFFECTIVE MARKETING STRATEGY AND PREPARATION OF MARKETING AND SALE MATERIALS
We design a mix of effective strategies to ensure effective marketing to achieve quick turnaround time in sale and lease of client’s properties by preparation of game-winning materials.
NEGOTIATION ADVISORY SERVICES AND MONITORING OF CLOSING REQUIREMENTS (BUY SIDE/SELL SIDE)
We provide advisory and represent sellers or buyers and landlords or tenants in the negotiation of favourable sale or rental terms, in both disposals or long-term leases transactions and ensure that proper documentation is done to protect the parties against future disagreements and disputes.
PORTFOLIO MANAGEMENT
We assist our clients to maintain a healthy mix of assets for optimum returns. We keep abreast of all Government policies affecting land and landed properties to prevent our clients from making wrong investment decisions.
PROPERTY MANAGEMENT
We ensure quality tenant selection and uncompromisingly enforce tenant and landlord obligations, consistent with the tenancy granted. We adequately and competently represent the landlord in the discharge of his obligations and draw up a workable management plan for the property while making available regular reports to landlords on the state of their investment.
PROJECT MANAGEMENT
We prepare feasibility and viability reports for proposed developments (greenfield and brownfield) and offer consultancy services as project managers or as members of the project team for both small and big real estate projects. From conceptualization to closure, we manage the process on behalf of the project sponsors, engage all stakeholders and coordinate relevant professionals and artisans for minor and major renovation/ maintenance contracts, such as additions, alterations, improvements or removals, to full blown construction works, we provide supervision services and ensure that they are delivered to scope, budget, time and quality to achieve the development objectives of our clients. We also provide joint venture consulting with other professionals when needed in ensuring the attainment of our client’s objectives.
PROPERTY DOCUMENTATION AND EXPERT WITNESS ON LAND MATTERS
We assist clients in obtaining appropriate property titles such as: Certificate of Occupancy (C of O) and Governor’s consent and conducting property searches at the appropriate land registry anywhere in the country and work with sound lawyers to ensure the preparation of contract documents such as Deed of Assignment, Lease agreement, Deed of Sublease, Power of attorney etc. to protect our client’s interests in their assets. We also act as expert witnesses in matters involving our clients in court, providing credible testimony to assist our client in pursuit of their real estate matters.
